Regulations for booking and renting "House among the stars"
Please read the Terms and Conditions of renting a cottage so that your stay in it becomes a pleasant and unforgettable memory.
I General Provisions
1. The Regulations define the conditions of booking and renting a holiday home. Making a reservation is tantamount to reading and accepting the provisions of these Regulations. At the time of booking (paying a 30% deposit on the price of the stay), the rental agreement is considered concluded.
II Booking and payment rules
Reservation and Payment Policy

2. The agreed initial reservation (by phone or e-mail) must be confirmed by making a payment
to the ING BŚ account number 79 1050 1490 1000 0023 1713 6683 the amount of the down payment referred to in
pt. 1 within 2 days (the date of posting on the recipient’s account counts) from the moment of notification booking. Lack of payment within the above period will result in the cancellation of the initial reservation.
In the title of the transfer, enter:
• Name and surname of the person making the reservation,
• agreed date of stay,
• number of people,
• phone number,
• e-mail address,
If you wish to rent observation equipment, please also enter it specifying its type.
The type of equipment, price and rental regulations are described in the section: “Prices and regulations for renting observation equipment”
3. When making a reservation, the Landlord agrees to the processing of personal data only for the purpose of making the reservation and fulfilling the registration obligation in accordance with the provisions of the Personal Data Protection Act. The person making the reservation has the right to inspect their personal data and update them.
4. The payment of the deposit by our Guest means acceptance of the rental regulations in question.
5. The Lessor pays the remaining amount for the stay in cash on the day of arrival when collecting the keys. It is acceptable to pay the entire amount for the stay by bank transfer – provided that the payment is credited to the Lessor’s account before the start of the rental.
6. The Lessor is obliged to pay the entire amount due for the stay on the day of arrival, even if, for reasons beyond the Owner’s control, the arrival or stay is delayed or shortened (personal reasons, communication difficulties, strikes, etc.).
7. If you shorten the period of stay, the amount for the unused period is unfortunately not returned.
8. On the day of arrival, we ask you to leave a deposit of PLN 400, which is returned on the day of departure after checking the technical condition of the House among the stars.
9. In the event of resignation from the stay for reasons beyond our control, the deposit is not refundable.
10. Changing the booking date by our guests is possible without losing the deposit, only after agreeing with the owner, taking into account the vacancies.
11. If you cancel your reservation less than 10 days before the start of the rental or during the rental, you will incur a fee of 100% of the rental cost.
12. The contract concluded between the Owner of the House and the Lessor covers only the rental of the house. It does not include travel, meals and organization of the time of stay.
III Obligations of the Landlord and accommodation
1. Accommodation during the summer holidays takes place after 15:00 on the day of arrival and ends at 10:00 on the day of departure. After prior agreement with the owner, the hours may change, if possible.
2. Please inform us at least one day before your arrival if the arrival time is different than in the point above (15:00).
3. If it is not possible to arrive at the previously agreed time, we ask our guests to notify us by phone.
4. Accommodation and check-out takes place in the House in the presence of the Owner or an authorized person. Please notify the owner of the departure time in advance, in order to enable efficient collection of the house.
5. When collecting the keys to the premises, we ask you to show your identity document, enabling the representative of the owner of the “House among the stars” to confirm the data.
6. If the Guest loses the keys to the House, unfortunately, we will be forced to charge you a fee of PLN 100.
7. The Landlord may not lend or sublease the House to other persons.
8. The number of Guests who are to live in the House is limited to the one specified in the offer. If the number of people using the House declared in the application form is exceeded (without the consent and knowledge of the owner or an authorized person), the Owner reserves
reserves the right to immediately terminate the contract with all consequences without having to return the previously paid fee.
9. The price of services provided by the Owner of the House does not include insurance. The services are used by the Lessor at their own risk. The owner of the House is not responsible for injuries, damages and destruction of property (damage caused to the health and property of a third person), also for theft of luggage, valuables, theft of cars left in the parking lot of the resort (unguarded parking), etc. during the entire stay.
10. We are not responsible for the safety of children on the playground. The use of the playground by children should only take place under the supervision of an adult.
11. We ask parents of small children to provide waterproof mats to protect the mattress (on which children sleep) from getting wet and dirty, otherwise they cover the costs of damage and cleaning.
12. Upon arrival, but before moving in, we ask our Guests to pick up the House, i.e. please check the furniture, windows, shower cabin and other devices in it. Comments as to damages, destructions should be reported to the owner at
pick up the keys to the House.
13. Lack of comments on your part regarding such damage after receiving the keys means that you have no objections to the entire premises, and all devices and furniture are in the amount consistent with the list of equipment and in good condition.
14. The Landlord is financially responsible for damages caused by his fault in the House during his stay. The Lessor agrees that any repairs of damages, supplementing deficiencies in the equipment or removing defects will be made at his expense. The Lessor may also pay compensation fully covering the value of the losses incurred, no later than on the day of departure in cash to the Owner or the person responsible for the keys. The owner of the damaged property decides on the method of redress.
15. Any faults of the equipment and property resulting from the use should be reported immediately to the Owner.
IV Use of the House during your stay
1. Smoking is strictly prohibited in the House. Due to the requirements of fire protection, any attempts to smoke in the House may result in the immediate termination of the contract without the possibility of recovering money for the unused period of stay.
2. Car parking is possible only in a place designated for this purpose or another place indicated by the Owner. Two parking spaces per cottage included in the price. It is forbidden to wash cars on the premises of the resort.
3. In the event that the Landlord significantly violates the peace and/or good of the neighbors and does not comply with generally applicable standards of coexistence between people, the Owner reserves the right to terminate the Landlord’s stay in the House and is then not obliged to refund the money for the unused period of stay.
4. If, as a result of an offense against the curfew from 10:00 p.m. to 7:00 a.m., the Owner or the person responsible for the keys is forced to call the police for a justified intervention, the Owner has the right to terminate the contract immediately and is then not obliged to refund the money for the unused period stay.
5. The Lessor is obliged to pay special attention to the proper operation of electrical devices constituting the equipment of the facility and to report any irregularities.
6. Due to fire protection requirements, it is forbidden to:
• use any devices or apparatus powered by electricity or gas, which are not the equipment of these rooms and may create a fire hazard, eg electric heaters, heaters, gas burners.
• bring in flammable materials, explosives and materials with an unpleasant odor.
• lighting a bonfire or grill and using open fire outside the designated area.
• it is not allowed to light the grill on the terrace and in the close vicinity of the House
7. The Lessor has no right to make any repairs or make any outlays or changes in the “House among the stars” without the prior written consent of the owner of the facility. The Lessor is obliged to immediately inform the Owner of the facility about the need to make repairs or expenditures.
8. The Lessor is responsible for any damage caused by accompanying persons.
9. In the event of exceeding the declared number of people using the houses without the consent and knowledge of the owner or an authorized person, the owner reserves the right to immediately terminate the contract with all consequences without the need to return the previously paid fee.
10. The Landlord is obliged to maintain order in the House, as well as to return the House in the condition it was found. In particular, please: leave the kitchen utensils washed, and clean the occupied house with the terrace, including taking out the waste. Please sort your waste. Failure to comply with the above results in the payment of compensation in the form of a deposit left
final cleaning of the House.
11. Organizing social events in the facility is prohibited! We do not rent houses for bachelor parties, hen parties and events disrupting the stay of other guests as well as neighbours.
12. The owner is not responsible for temporary inconvenience caused by independent suppliers, e.g. temporary lack of water or electricity.
13. Unfortunately, we do not accept pets in the resort.
V Final Provisions
1. We do not reply to SMS messages.
2. The law applicable to disputes between the Owner and the Lessor is the Polish law. Any disputes will be settled amicably, and in the event of a misunderstanding, the competent court will be the court competent for the registered office of the Owner.
3. Matters not included in the regulations are regulated by the provisions of the Civil Code.
4. The facility is monitored.
